How we verify listings
Every listing passes an operations review before it is published. On top of that review, a listing can carry up to four checks. Each listing shows which checks were done and which were not, so you can decide what to ask before you pay.
1. Owner's identity
What it means: the landlord or agent behind the listing has been through our verification. We confirmed who they are against official records before marking them verified.
Who checks it: the HouseBetta operations team.
What it does not prove: that this person owns this particular property. That is the title check below.
2. Title documents
What it means: the landlord showed us documents that support their right to let the property. That is either proof of ownership or a written authority from the owner to an agent.
Who checks it, and how: our operations team reviews the documents by hand. This is a document review. It is not a search of a land registry.
What it does not prove: that the title is free of disputes or charges. If you are paying a large sum, have a lawyer search the title.
3. Location
What it means: we confirmed that the address on the listing is a real place in the area shown.
Who checks it: the HouseBetta operations team, using the address the landlord gave us.
What it does not prove: that the photographs show that exact unit. Always view the property in person before you pay.
4. Condition report
What it means: someone inspected the property and recorded the state of each room, with an overall grade. The listing shows the inspection date and grade.
Who checks it: an inspector named on the report.
What it does not prove: the condition on the day you move in. A report is a record of one visit.
What the badges mean
- Listing reviewed: the listing passed our operations review. Check the list of checks under it to see which were done.
- Trusted listing: the owner's identity and the location are both confirmed.
- Fully verified: the owner's identity, title documents and location are all confirmed.
A published check is our honest record of what we saw. It is not a guarantee of the property, its title or its condition. Read our Terms for the full position.
Something looks wrong?
Every listing has a Report this listing link. Use it if anything looks wrong, or if someone asks you to pay outside HouseBetta. You can also contact us.
