Terms of use

1. The service

HouseBetta provides (a) the Renter Passport, a verified record of a renter's identity, income, employment and references; (b) a marketplace of rental listings with published verification checks; and (c) where we say it is available, rent financing. Using the site means you accept these terms and our privacy notice.

2. Who can use it

You must be at least 18 and able to enter a binding contract in Nigeria. Landlord and agent accounts are granted after review; we may decline or close an account that fails our checks.

3. Your Passport

• Everything you submit must be true and yours. Submitting someone else's BVN, NIN, bank data or documents is fraud and ends your account.
• A Passport is a record of checks at a point in time. Checks expire and must be refreshed; an expired check is shown as such.
• You decide who sees your Passport. A share can be revoked at any time; what a landlord saw before revocation is not something we can un-show.
• Building and keeping a Passport is free. Optional paid services are priced before you buy them.

4. Listings

• Every listing passes an operations review before it is published, and shows which verification checks were done: the owner's identity, reviewed title documents, a confirmed location, and a condition report.
• A published check is our honest record of what we saw, not a guarantee of the property, its title or its condition. Inspect before you pay.
• Landlords and agents must list only properties they own or are authorised to let, at the true rent, with true photographs. Sample listings we create for demonstration are labelled as such.
• Never pay a landlord or agent off-platform because a listing asked you to. Report anything suspicious from the listing page.

5. Rent financing

Where rent financing is offered, the terms of any loan are set out in the Key Facts Statement you receive before you sign, which prevails over anything on this site. Monthly figures shown on listings are indicative estimates only. Where the site says financing is "coming soon", no offer is being made.

6. Acceptable use

Do not scrape the site, probe its security, submit false reports, impersonate anyone, or use another person's account. We rate-limit and log abuse and may suspend accounts without notice.

7. Liability

We provide the service with reasonable care and skill. We are not party to any tenancy agreed between a renter and a landlord, and we are not liable for a landlord's or renter's conduct. Nothing in these terms limits liability that cannot be limited under Nigerian law.

8. Changes, law and contact

We may update these terms; material changes are announced by email before they apply. These terms are governed by the laws of the Federal Republic of Nigeria. Questions go to our contact page.
